This Privacy Policy describes how Fixed LLC ("Fixed," "we," "us," or "our") collects, uses, and discloses your personal information when you use our iOS mobile application, our website at usefixed.app, or any related services we provide (collectively, the "Services"). For purposes of this Privacy Policy, "you" and "your" means you as the user of the Services, whether you are a homeowner, real estate professional, or another individual whose information we have collected pursuant to this Privacy Policy.

Please read this Privacy Policy carefully. By using or accessing any of the Services, you agree to the collection, use, and disclosure of your information as described in this Privacy Policy. If you do not agree to this Privacy Policy, please do not use or access any of the Services.

Changes to This Privacy Policy

We may update this Privacy Policy from time to time, including to reflect changes to our practices or for other operational, legal, or regulatory reasons. We will post the revised Privacy Policy in our Services, update the "Last updated" date, and take any other steps required by applicable law.

How We Collect and Use Your Personal Information

To provide the Services, we collect personal information about you from a variety of sources, as set out below. The information we collect and use varies depending on how you interact with us. In addition to the specific uses set out below, we may use information we collect about you to communicate with you, to provide and improve the Services, to comply with applicable legal obligations, to enforce applicable terms, and to protect or defend the Services, our rights, and the rights of our users or others.

What Personal Information We Collect

The types of personal information we obtain about you depend on how you interact with our Services. When we use the term "personal information," we are referring to information that identifies, relates to, describes, or can be associated with you.

Information You Provide Directly

  • Account information. Your name, email address, phone number, password, and account type (e.g., homeowner, real estate professional).
  • Real estate professional information. If you create a real estate professional account, we collect information such as your real estate license number and state, MLS number, professional title, brokerage affiliation, business contact details, profile photograph, and (where applicable) brokerage logo.
  • Photographs and videos. Photos or short videos you upload through the iOS app for AI-powered repair diagnosis. These images may incidentally contain other identifying information visible in the frame (faces, license plates, addresses, documents).
  • Inspection reports and property information. Home inspection PDFs you upload for parsing, along with any property addresses, owner information, or third-party contact details contained in those documents.
  • Generated reports. The branded inspection priority reports we generate for you, which include extracted excerpts of the inspector's findings and locally-sourced contractor recommendations.
  • Communications. Information you choose to include when you contact us for support or otherwise communicate with us.

Information Collected Automatically

We may automatically collect certain information about your interaction with the Services ("Usage Data"). To do this we may use cookies, pixels, mobile-app analytics SDKs, and similar technologies ("Cookies"). Usage Data may include information about how you access and use the Services, including device information, operating system, browser information, network connection information, IP address, app version, and crash logs.

Information from Third Parties

We may also obtain information about you from third parties, including from vendors and service providers that support the Services. Examples include:

  • Apple and RevenueCat. When you purchase a subscription through the iOS app, Apple processes your payment and RevenueCat reports subscription status to us. Apple does not share your full payment card details with us.
  • Identity and authentication providers. If you sign in with Apple or use phone-based verification, those providers transmit limited identifiers to us so we can authenticate you.
  • Hosting and infrastructure providers. Our backend is hosted on Vercel, our database and authentication on Supabase, our rate-limiting on Upstash, and our transactional email on Resend. These providers process information on our behalf in order to operate the Services.

Any information we obtain from third parties will be treated in accordance with this Privacy Policy. Also see the section below, Third-Party Websites and Links.

How We Use Your Personal Information

  • Providing the Services. We use your personal information to provide the Services, including authenticating your account, processing AI repair diagnoses on your photos, parsing inspection reports you upload, looking up local contractors based on a property address, generating branded reports, and managing your subscription.
  • AI processing. Photos, videos, inspection PDFs, and short text descriptions you submit through the Services are sent to our AI provider, Anthropic (Claude), for processing. Address strings extracted from your inspection uploads are sent to Google (Places API) so we can identify locally-relevant contractors. We do not use your content to train AI models.
  • Communications. We use your personal information to respond to support requests, send transactional notifications (for example, an email when your inspection report finishes processing), and send service-related announcements. Marketing communications, if any, are sent only as permitted by law.
  • Security and fraud prevention. We use your personal information to detect, investigate, and take action against possible fraudulent, abusive, illegal, or harmful activity, and to enforce our Terms of Service. If you believe your account has been compromised, please contact us immediately.
  • Service improvement. We use aggregated and anonymized Usage Data to understand how the Services are used and to improve them.
  • Legal compliance. We use your personal information to comply with applicable laws, respond to lawful requests by public authorities, and protect our rights and the rights of others.

Cookies and Mobile Analytics

Like many websites and mobile apps, we use Cookies and similar technologies. We use them to power and improve our Services (including to keep you signed in and remember your preferences), to run analytics and better understand user interaction, and to detect abuse. You can configure your browser or mobile operating system to limit Cookies and tracking, but doing so may affect functionality.

We do not currently respond to web browser "Do Not Track" signals. Where applicable law requires, we honor the Global Privacy Control (GPC) signal as a request to opt out of sharing or targeted advertising.

How We Disclose Personal Information

We may disclose your personal information to third parties in the following circumstances:

  • Service providers. With vendors and service providers that perform services on our behalf, including hosting (Vercel), database and authentication (Supabase), AI processing (Anthropic), local-business lookups (Google), payment and subscription management (Apple, RevenueCat), transactional email (Resend), and rate limiting (Upstash). These providers are permitted to use your information only as necessary to provide services to us.
  • Recipients you direct. If you choose to share a generated inspection report (for example, by handing or emailing the PDF to a homebuyer), the recipient will see the contents of that report. You are responsible for choosing whom you share reports with.
  • Legal and protective disclosures. When required by law, in connection with a legal proceeding or government request, to enforce our Terms of Service, or to protect the rights, property, or safety of Fixed, our users, or others.
  • Business transactions. In connection with a corporate transaction such as a merger, acquisition, financing, or sale of assets, in which case we will use reasonable efforts to ensure the recipient honors this Privacy Policy.

We do not sell your personal information for money. We do not engage in cross-context behavioral advertising. We do not knowingly "sell" or "share" the personal information of individuals under 16 years of age, as those terms are defined under applicable law.

Real Estate Professional and Buyer Considerations

Real estate professionals who use the Services should be aware that the inspection reports they upload typically contain personal information about third parties — including property owners, occupants, and inspectors. By uploading an inspection report, you represent that you have the right to do so and to authorize Fixed to process the report on your behalf. The branded reports Fixed generates for you may then be shared by you with your client or another recipient at your discretion. Once you share a generated report outside the Services, Fixed has no control over how the recipient uses or further distributes it.

Children's Data

The Services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you are the parent or legal guardian of a child who you believe has provided us with personal information, please contact us using the information below and we will take steps to delete it.

Security and Retention of Your Information

We use commercially reasonable administrative, technical, and organizational measures to protect your personal information. However, no security measures are perfect or impenetrable, and we cannot guarantee absolute security. Any information you transmit to us is at your own risk. We recommend that you do not use insecure channels to communicate sensitive or confidential information.

We retain personal information for as long as we need it to provide the Services and for related operational purposes, including complying with legal obligations, resolving disputes, and enforcing our agreements. Inspection reports and the branded PDFs we generate from them are retained for a default period (currently 30 days from generation) after which they are scheduled for deletion, subject to backup retention practices. We may retain certain information longer where required or permitted by law.

Account Deletion

You can request deletion of your Fixed account and all associated data at any time.

  • In the app. Open your account menu (tap the account icon), select Delete Account, and confirm. Your account and data are deleted right away.
  • By email. Write to support@usefixed.app from the email address on your account and ask us to delete your account.

When your account is deleted, we permanently remove your profile and real estate professional details, the photos and inspection files you uploaded, the reports generated for you, your team memberships, your AI interaction records, and your authentication record. Residual copies in encrypted backups are purged within 30 days.

If you have an active paid subscription, deleting your account does not cancel it. Apple manages subscription billing — cancel separately in iOS Settings → your name (Apple ID) → Subscriptions to stop future charges.

Your Rights

Depending on where you live, you may have some or all of the rights listed below in relation to your personal information. These rights are not absolute and may apply only in certain circumstances:

  • Right to access or know. Request access to the personal information we hold about you, including details on how we use and share it.
  • Right to delete. Request that we delete personal information we maintain about you.
  • Right to correct. Request that we correct inaccurate personal information we maintain about you.
  • Right of portability. Request a copy of the personal information we hold about you in a portable format.
  • Restriction of processing. Ask us to stop or restrict our processing of your personal information.
  • Withdrawal of consent. Where we rely on consent, withdraw that consent at any time.
  • Appeal. Appeal our decision if we decline a request you have made under applicable law.
  • Communication preferences. Opt out of marketing emails using the unsubscribe link in those emails. We may still send you non-promotional service emails (for example, account or report notifications).

To exercise these rights, contact us using the information at the end of this Policy. We will not discriminate against you for exercising any of these rights. We may need to verify your identity before responding. You may designate an authorized agent to act on your behalf, subject to verification.

Complaints

If you have complaints about how we process your personal information, please contact us using the contact information below. If you are not satisfied with our response, depending on where you live you may have the right to lodge a complaint with your local data protection authority.

International Users

Fixed LLC is based in the United States. If you access the Services from outside the United States, please be aware that your personal information may be transferred to, stored, and processed in the United States, where our servers and providers are primarily located. By using the Services, you consent to that transfer.

Third-Party Websites and Links

The Services may include links to third-party websites or services we do not control. We are not responsible for the privacy or security practices of those third parties. We recommend that you review the privacy policies of any third-party sites or services before providing them with personal information.
